Tenant Improvement
Tenant Improvement (TI) HVAC involves modifying, upgrading, or extending existing HVAC systems within a commercial space to meet the specific needs of a new or relocating tenant — commonly found in office buildings, retail centers, medical suites, restaurants, and industrial spaces.
This work requires adaptability and problem-solving within already-built environments, covering:
- System Modifications – Rerouting or extending existing ductwork, adding or relocating diffusers and grilles, and rebalancing airflow to suit the new floor plan
- Equipment Upgrades – Replacing or adding rooftop units, VAV boxes, fan coil units, or mini-splits to meet the tenant’s load requirements
- Controls & Zoning – Reprogramming or expanding the building automation system (BAS) to accommodate new zone layouts and thermostat locations
- Demolition & Coordination – Removing existing mechanical infrastructure from prior tenants while working around active occupied spaces in the same building
- Restroom & Kitchen Ventilation – Adding or modifying exhaust systems for new restrooms, break rooms, or commercial kitchen buildouts
- Code Compliance – Ensuring all modifications meet current mechanical codes, Title 24/energy requirements, and obtaining proper permits and inspections
- Coordination – Working closely with general contractors, electricians, and other trades within tight schedules and occupied or partially occupied buildings
TI HVAC work demands speed, flexibility, and minimal disruption, as tenants often have firm move-in deadlines and buildings must remain functional throughout construction.
